What are measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the house and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service needed?

Disputing real estate taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently performed an evaluation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a listing

A measuring service can secure a fair price for your house. Living space is one of the most important elements potential buyers examine when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your property, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any updating that might have affected square footage).

Material for real estate professionals

To make sure that your client's home sells at a price that correctly reflects market value, we suggest asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic for getting potential buyers interested since they can see the layout and features of the property before and after a walkthrough.
