Appraisers have certain duties of privacy to their clients, and as a homeowner, if you would like to obtain a copy of the appraisal document, you should get it from your lender. Other responsibilities also include, accurate sums appropriate to the nature of the assignment, reaching and maintaining a certain level of competency and education, and of course, the appraiser must behave in a professional manner. Appraisers may also have fiduciary obligations to third parties, such as homeowners, sellers and buyers, or others. Typically the third parties are clearly defined in the appraisal report. An appraiser's fiduciary roll is only to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the order. Other unethical practices may be established by state law or professional organizations that the appraiser belongs.
